The concept of Gesha View is in contrast with the predominant type of tourism in Bulgaria which offers cheap products of mass consumption. We are trying to develop something which is popular with the global markets. Our concept directly responds to the popularization of various lifestyles - e.g. seclusion outside overpopulated resorts; going back to nature; spending wholesome holidays, dedicated to the family; health and security for children.
As investors, our main idea was to design a project based on the principles for sustainable development. Therefore, we needed to accept the fact that we have to look at every single element from the perspective of the person who would be using it. We had to realize that what surrounds us outside the premises is probably more important than what we find between the walls. Every detail is important, if we want to design a really good product.
Having these principles in mind, I can now say that Gesha View is not simply a new, family complex, but a place suitable for congress tourism and most important of all - a village for permanent living. We have developed all required living conditions- shops, a kindergarten, a medical center, a bank office, dining places, a public laundry, a beauty salon etc.
But we are not looking at the construction of the village as a mere first development stage of what should be achieved. We are yet to come up against something more difficult - we have to bring life to this project and enrich it by means of adding elements which would turn it into a favorite tourist and living place. Everything will take time and additional analyses in the next three to five years.
At the very start, when we announced our design concept, a number of our colleagues thought it weird, as they assumed wild construction and investments concentrated in sea and ski resorts. However, our concept required the choice of a different location - a place outside urban areas which has the potential to develop ecological, cultural and historical tourism. For this reason we have chosen the region locked among the towns of Veliko Tarnovo, Gabrovo and Tryavna. On the other hand, the location of Gesha View and its proximity to major roads make access to the village quite easy. When choosing the exact location, we also took the future development of air transport into account. The airport of Gorna Oryahovitsa, for example, is just 35 km from the village of Gesha and used to provide international flights. The airport is expected to start operating in two years time.
Gesha View will attract a wide range of people with various interests and status. The people living nearby will find the project very convenient - they will be able to relax, shop, dine or meet friends and business partners. Both residents and non-residents will have the opportunity to spend their holidays here. It is very important for us to be able to provide permanent living conditions to the people as well as tranquility and safe environment.
The market logic regarding pricing is the major problem in the Bulgarian market. I believe that the current market state has been rather influenced by the imbalance between quality and price than by the global economic downturn. That is why we strive to offer adequate prices for our products.
The principles we adopted at the very start of the project are that Gesha View is a green village but is not sold off-plan.
