To win the first million is not so easy, but to buy an apartment for this price is quite an easy task for people with solid financial possibilities in Bulgaria. There are tens of offers only in Sofia for apartments over BGN 1 million (over EUR 500,000, which is the currency for most of the offers). It is not difficult to predict the locations of the millionaires’ homes. Usually, these are the areas in the center of the capital (between the boulevards Dondukov, Vitosha, Patriarh Evtimii and Evlogi Geogriev), Doctor’s Monument, Lozenets, Iztok. But there is a new trend - the owners of the apartments raised in the last few years start to demand similar prices in areas even like Motopista, Vitosha or Strelbishte.
Without exceptions the area of the apartments is over 150 sq m and most of them are between 200 sq m and 400 sq m. There are extremes in Gotse Delchev and Strelbishte, where homes of over 700 sq m, including big terraces, are offered. But the respective prices per square meter for these apartments are around or below EUR 1,000.
Similar offers are found in Iztok, where a 550-sq m apartment is sold for EUR 550,000. But there also is a luxurious maisonette in the area of park-hotel Moskva with three bedrooms, a living room, a kitchen with dining room and a 36-sq m terrace offered for EUR 1.05m, which makes EUR 2,524 per square meter. The apartment includes a bathroom with a jacuzzi, a shower cabin with steam bath, luxurious common parts of the building, reception and 24-hours security with cameras, central conditioner and a parking place.
Actually prime apartment could be bought cheaper even in the perfect center of the city. A home, located on a street behind Slaveikov square, is has been offered for EUR 2,460 per square meter. The area of the apartment is 396 square meters and the total price - EUR 975,000.
Prices of the houses in the capital are similar, but their areas are much larger. The smallest are around 300 sq m and the largest can reach as much as 800-850 sq m. A furnished 390-sq m house, located under hotel Jasmin in Simeonovo district could be purchased for half a million euro. The offer includes 600-sq m yard and luxurious furnishing.
In fact there is no limit for the prices of houses in Sofia. However, offers that exceed EUR 1 million are exceptions from the general case. They are for large - 500-800 square meters, unit, which usually are furnished. There are such offers in the districts Dragalevtsi and Simeonovo, but most of them are in Boyana.
Prices in Plovdiv, although second largest city in the country, are very far from the ones in the capital. Cases of apartments with price tags over EUR 200,000 are rare. But a 400-sq m maisonette with pool on the roof near the Novotel hotel for is yet on the market with asking price of EUR 850,000.
Otherwise, large apartments in the centrals area start from EUR 80-90 thousand and reach EUR 150-170 thousand, but the extras are quite far from the ones offered in Sofia.
However, there are offers for houses. In the Old quarter of the city there are two properties, which exceed BGN 1 million. The first is for a new-built house with 400-square meters built-up area and yard, offered for EUR 600,000. The second is a 460-sq m one, which needs renovation, located on a 700-sq m plot. Its price is EUR 990,990.
There are cheap, but only compared to the capital, offers for luxurious homes in Varna. A 260-sq m apartment in Gratska Mahala district with three bedrooms, a cabinet, a large living room and a terrace with a view is offered for EUR 1,425 per square meter. A 170-sq m home in the same area is for sale for EUR 350,000.
There are not many large apartments in Bourgas as the most expensive homes range between EUR 1,200-1,400 per square meter in values. A 247-sq m apartment, located in a building opposite the Sea Garden has been offered for EUR 230,000.
