Developers seek indirect ways to reach clients

Impatient buyers could well benefit from declining prices. However, banks restricted lending and so properties have become difficult to obtain.
Now that several months have passed it is clear that the number of vendors who try to adapt to the new reality is rising. In their marketing strategies they put an emphasis on finance. The traditional promise for "secure lending" has given way to more exotic schemes like the one about renting a property with an option to purchase it later on.
However, most of the developers are unwilling to decrease prices directly. If such discounts exist, they usually concern properties that are hard to sell or at their initial development stage. For example, there are two projects that are being built in Sofia’s neighborhood of Manastirski livadi. These projects still maintain prices of over EUR 1,500 per sq m and some units are offered at some EUR 1,800, EUR 2,000 andEUR 2,200.
Offers actually show the fact that developers are prone to make discounts. It is still difficult to find a residence within the central areas in Sofia below EUR 1,000 per sq m and even harder below EUR 700-800 for units on the outskirts.
Price levels in Plovdiv have now stabilized. Units in a condominium in the city center are offered for EUR 700 per sq m. Prices in the outskirts of both Plovdiv and Burgas go down to approximately EUR 600 per sq m and sometimes even less.
Prices have definitely declined as far as panel prefabricated flats are concerned. Buyers can find properties in Sofia neighborhoods of Iztok and Strelbishte for EUR 700-800 per sq m or in even more prestigious regions.
