It seems like the dream of the holiday market will not come to an end soon. Almost no one speaks of sales, let alone of some price fluctuations. And if spring is the time when nature wakes up, we cannot say the same thing about this property segment.
The situation remains the same and it couldn’t be any different given the lack of buyers. Despite the negative trends, there are still up-beat vendors who ask high prices. For example, well-off clients can acquire a residence on the Bulgarian Black Sea Coast for EUR 2,200 – 2,500 per sq m. Truly, the unit will be in a luxury complex, but the prices are rather high typical of the time when nobody thought of a crisis.
Anyway, a buyer who wants to possess a property on the Southern Black Sea Coast can spend just EUR 800 - 900 per sq m. In the resort of St. Vlas, a 71-sq m flat in a gated community is offered for EUR 58,500 which makes approximately EUR 825 per sq m.Prices in the resort of Sunny Beach are even lower – EUR 100 per sq m less for the same type of unit.
The Northern Black Sea coast remains more expensive but it looks like vendors are sure they would sell well – the cheapest properties in resorts like Journalist, St. Nikola, Evksinograd, St. St. Konstantin and Elena are considerably more expensive than their southern counterparts –with asking prices ofEUR 900 per sq m. A 70-sq m home in the resorts of St. Konstantin and Elena or Golden Sands can be bought for as much as EUR 1,100 – 1,200 per sq m.
Recently, the British newspaper ‘Independent’ optimistically forecasted that the low property prices in the Bulgarian resorts may bring buyers back to Borovets and Bansko. Although the weekly paper compares the Bulgarian resorts to the French Alps, the stunning price difference – ₤35,500 against ₤180,000 for a one-room flat - might become a winning card for the plenty of availableresidences in the Bulgarian winter resorts. At the end of the season, reality has showed a variety of properties with all extras at bargain prices from EUR 540 toEUR 2,000 per sq m.
