Beginning of summer has no impact on sales

Although summer, a peak tourism season in Bulgaria, has already come, second homes sales have been detained, say real estate developers and investors for The Bulgarian Property Index magazine. In addition, the interest of buyers in rural houses has decreased.
Nevertheless, asking prices have barely changed since last summer. High land values and high construction costs have been among the objective reasons for the detention of the sale values.
The lowest asking prices for holiday homes start from EUR 420-500 per sq m and relate to apartments in residential buildings in resorts such as Ahtopol, Primorsko and Tsarevo.
A three-bedroom, 100-sq m apartment in the town of Ahtopol has been on offer for EUR 420 per sq m. In Primorsko, a 110-sq m property could be purchased for EUR 480 per sq m.
In mountain resorts, the lowest asking prices stand at EUR 590 per sq m. The level applies to an 89-sq m apartment in a residential building in Razlog.
The upper end asking price levels vary between EUR 2,000 and 3,000 per sq m. An 87-sq m apartment in a residential community in Varna’s neighborhood Galata has been offered for EUR 1,950 per sq m. The most expensive homes in Kavarna are sold at roughly the same prices. In the higher end of the market properties exceed EUR 2,300 per sq m in resorts like Balchik and Sts. Konstantin and Elena. The highest holiday homes prices in Sozopol reach EUR 2,170 per sq m.
Some of the most expensive homes in mountain resorts vary between EUR 2,300 and 2,500 per sq m and can be found in Bansko and Borovets. A 54-sq m apartment in the resort of Borovets has been on sale for EUR 2,300 per sq m. The resort, which is close to Samokov, has rapidly equaled to Bansko in terms of prices, in particular of some developments completed in the recent years.
The highest asking price in Razlog stands at EUR 1,990. It has been asked for an 86-sq m apartment in a five-star complex located close to the golf course. Last year, the most expensive residences in Borovets reached EUR 2,280 per sq m. In Razlog and Pamporovo, the highest prices used to float in the range between EUR 1,700 and 1,900 per sq m.
