Prices are resilient to market wobbles
Seller still encounter difficulties on the holiday homes market but prefer to stick to high asking prices.

Despite the delays of projects in the areas of the Southern Black Sea coast and Bansko, the mountain resort, a survey made by the Bulgarian Property Index magazine shows that asking prices remain relatively unchanged. This applies equally to the lowest asking prices and the highest ones. According to anecdotal evidence from agents and developers, average asking levels remain in the range between EUR 1,000 and EUR 1,500 per sq m.
However, the highest prices on the Black Sea Coast reach EUR 2,900 per sq m. One may find new builds on offer in Balchik for as much as EUR 2,840 per sq m.
In the Golden Sands resort, a beachfront apartment development still commands EUR 3,000 per sq m. In the South of Pomorie, one could purchase a 100-sq m apartment, part of a complex development, for EUR 2,250 per sq m. A luxury beachfront apartment in Sunny Beach resort costs EUR 2,529 per sq m.
Asking prices in Bulgarian sea resorts start from just EUR 480 per sq m and go up to EUR 1,900-2,500 per sq m for premium units. Five hundred euro per sq m is the price of apartments in Primorsko located close to the bus station. Levels of about EUR 500-600 per sq m usually apply to units in stand-alone residential buildings and not to properties in complexes with own infrastructure and amenities. An entirely finished two-bedroom apartment with air-conditioning in Aheloy, near Burgas, is on offer for EUR 2,000 per sq m. It is situated in a complex, which features a swimming pool, a SPA center, shops and a water bar.
The lowest price levels in mountain resorts start from EUR 600 per sq m to reach EUR 2,580. An apartment in the center of Razlog located in a residential building with shops is for sale for EUR 600 per sq m. The apartment has been turnkey completed.
Prices of homes, however, developed as five-star complex by the golf course (to be completed by the end of 2009) are offered in the range between EUR 1,780 per sq m and EUR 1,990.
The most expensive holiday apartments in the mountains are found in Borovets and Bansko with prices varying between EUR 2,440 and EUR 2,500 per sq m.
