Plovdiv’s peripheral areas have greatest potential to offer comfort, according to the new City Master Plan. There is still undeveloped available land with direct access to important roads. "Plovdiv’s dynamic future development with availability of choices and living standards require the provision of new, perspective territories, mostly in the southern and southwestern urban areas", Arch. Georgi Selenski, Head of the Spatial Planning - Master Plan, Architecture, Public Works and Investment Planning Department in Plovdiv Municipality, said.
Residential developments have been planned in two of the most rapidly emerging neighborhoods south of the city - Ostromila and Belomorski. This area has the following planning parameters: 10 meters maximum height and a maximum of 60% construction density. There are three neighborhoods to the southwest with great development potential, which are projected to become residential complexes: Smirnenski III, which lies very close to the rowing club and the so called Tsar Island (Tsarski Ostrov), Smirnenski IV, located in the communicative area of Proslav, and Smirnenski V, which includes properties near Komatevsko Shosse. Plovdiv’s most perspective territory to the northwest is the new residential park Maritsa-Sever (North), which borders the northern bank of Maritsa river to the south and Pazardzhishko Shosse to the north. Here, low-rise residential development is predominant. The heights of buildings have been restricted to 10 and 7 m with 40 and 60% green areas respectively. Regulated available territorial resources in Plovdiv are quite limited and developers head to the city’s outskirts along the Ring Road - the villages of Markovo, Belashtitsa and Brestnik lying at the foot of the Rhodope Mountains.
