Mariyan Belyakov is the Property Management Director at the real estate investment company Winslow Developments. He manages the drawing and implementation of all long- and short-term business strategies of his department as well as the whole set of additional property management services that the company provides.
The property management service in Bulgaria has gained ground mostly with holiday complexes and business centers. Recently, it has become also a popular feature of gated communities. The residents of such complexes have high standard of living and high criteria but don’t have enough spare time. Yet, they want to live in cleanness and greenery. To reach that balance they need professional help, which would significantly facilitate their lives and will work for them.
However, one issue that might spring up from property management is the presence of many individual characters and personal requirements. The task of the property manager is to reach a moderate balance when it comes to the desires of all the complex inhabitants.
Usually, the residents of gated complexes are busy people many of whom have their own business or are executives of local and foreign companies. They are aware that time is money that is why it is so important for the complexes to provide all the necessary services every day. And when everything is managed by one company only, this really facilitates customers.
It is best when property management comes along with the initial concept of the project. The main explanation is that the property management and maintenance concept lies in the very project concept. The future of gated complexes should be brought into step with the construction process as the two things go hand in hand.
