Moshe Achiron has been in Bulgaria since 2000. Working earlier in telecommunications he came to Bulgaria for the deal of Mtel with Lev Leviev and for a year was a general manager of the mobile operator. After that Achiron entered the real estate business. His first project was Sofia Gardens, a residential community with more than 70 apartments, located between Lozenets and Dragalevtsi neighborhoods in Sofia. Currently, he is developing several projects under the Gardens brand in the villages of Lozen and Bistritsa south of Sofia, which will include single- and multi-family buildings.
You could have a high-quality project in a low quality location, but it would not fit. Except location the client is interested in the property management, the infrastructure and the comfort, which one residential complex offers.
Everything is about money and target buyers. Some people prefer to live in the center no matter whether they have kids or not. Others want to be outside because of the gardens and bigger space that the house provides.
Of course people are looking for luxury but are not always ready to pay for it. People expect to have better services than the public utilities. The problem is that the services you receive from the public authorities are very poor. There are improvements but the municipality just does not have enough money.
People like all the services to be close to them. Manastirski Livadi does not have any urban planning and that’s a problem. The same is with Vitosha. The locations are very good, but nobody made the plan - to provide gardens, public places and roads.
The South is more expensive than the North. Bistritsa and Lozen are attractive. Bankya is a very nice place, but it's awful to get there. And when you go the north it’s even worse- the road links are very narrow. The best place to expand the city is the way to Plovdiv.
The average price of the houses in June was EUR 1,365 per sq m in Bistritsa Gardens. I am increasing them every quarter by 5%.
