Arch. Dimitar Dimitrov: Sofia’s premium class areas are yet to be developed

Architect Dimitar Dimitrov is the founder and manager of Vesta company. The latter was set up in 1989 and in 1994 was divided into two branches - Vesta design and Vesta furniture. Mr. Dimitrov has received the Façade of the Year award in the category of Residential Buildings in the capacity of architect of Residential complex Vodolei 1/ Aquarius 1/ in the region of Dragalevtsi. 
 
It is still difficult to speak of premium class habitation areas in Bulgaria. The best thing to be done is the development of a well-run, guarded complex. And Sofia’s uptown neighborhoods such as Simeonovo, Dragalevtsi, although being prestigious, have a number of issues to be sorted out- dug up streets, lack of sewerage systems, water and electricity issues. When we have residential units built one next to the other, they set up environment. However, our home habitation environment is far below the European levels and standards. Nevertheless, it is yet to develop and improve.
There are hopeful signs that Bulgaria is making rapid progress when it comes to construction. While Western countries now experience depression, we are rapidly catching up with them. One of the regions in Sofia to be developed soon is the one near Kremikovtsi as the region provides resources so that the area is able to become a premium class area. Uptown complexes have great future - people leave the city center after work to seek the seclusion of their homes- maintenance, security and fresh air.
I assume that there is no need for Bulgaria to develop too large projects. It would be better if a given area is divided into several smaller parts so that to avoid similarity and overdevelopment within one single complex. In Austria, for example, you may find 2-3 houses on a larger plot. Habitation is excellent and everything looks great.
